DEVELOPMENT PERMIT AREA NO. 5 APPLICATION REQUIREMENTS

A Guide to the Municipal Approvals Process in Chilliwack

INTRODUCTION:

Development Permit Area No. 5 consists of lands within the Promontory Development Area.  The objective of the Development Permit Area is to create visual harmony and a distinctive character for Promontory, and to make Promontory an enjoyable place to live.

Any proposal to construct or subdivide on a property zoned for multi-family, commercial, or institutional use must be approved through a Design Review process. In order to review your Development Permit application, the following information is required as part of your application:

  1. A brief written description (maximum two pages) of the proposal and how it meets the design guidelines.

  2. A site plan of the proposed development at an appropriate metric scale on a standard size drawing 24” x 36”. In the case of subdivision, the scale will likely be 1:500 or 1:1000. In the case of a multi-family, institutional, or commercial development, the scale will likely be 1:100 or 1:200. The plan should show lot configuration and dimensioned locations of buildings, parking access and structures.

  3. A streetscape plan (preferably a realistic colour rendering) of the final project, including proposed landscaping details including screening, fencing, retaining walls and walkways (sketches should be to scale and/or provide dimensioning notations).

  4. Exterior elevations to fully explain the proposal. These elevations are to indicate existing and proposed building materials.

  5. Paint Colour chips and/or Pantone colour system code numbers for all proposed colours, and material samples for the exterior of any new proposed structures, such as awning fabrics, stucco, metals, wood, etc.

  6. A landscape plan, at an appropriate metric scale, showing proposed landscape areas and species, and proposed treatment of other surfaces not covered by buildings. This plan should show retaining walls, walkways, amenity areas, waste disposal areas, and screening.

  7. Photographs of the existing site and buildings. The photograph should include portions of adjacent properties/buildings.

  8. Cross section(s) through the property showing the topography and direction of view corridors.

Please Note: The Design Review process requires a “clear picture” of the intended works to be undertaken. The failure of the Development Permit applicant to supply the documents and materials results in a delay of the application until the submission requirements are fulfilled.

Ten copies of all information are to be provided.
